Project Overview
The project involved the Cat A and B fitout of block 2 and 3 of Miesian Plaza on Baggot Street for Shire Pharmaceuticals. The offices encompass 7,325m² in a 4 and 5 storey building over triple basement and included all core finishes and the coordination of all fixtures, fittings and equipment. Works included installation of raised access floors, stud partitions, glazed partitions, ceilings, fitted furniture (tea stations, copy point, closets), floor and wall finishes, etc. to create offices, meeting rooms and open plan areas.
The project was located in a busy city centre environment on a live campus.
We had a condensed five months to deliver this project and worked alongside our client on rolling handovers as the tenant occupied the building on a floor-by-floor basis, requiring us to work efficiently and ensuring no disruption to existing staff on site.
Scope and Complexity
- Soft demolition of existing elements and adjustments to existing services layouts
- Installation of raised access floors, stud partitions, glazed partitions, ceilings, fitted furniture (tea stations, copy point, closets), floor and wall finishes, etc. to create offices, meeting rooms and open plan areas
- Commenced from a grey box environment and included landlord liaison and consents
- Full coordination, installation, commissioning and validation of all specialist services including HVAC, lifts, mechanical, electrical, ICT, AV and security
- Coordinated and liaised with client appointed specialists (security / IT / AOV)
- The ground floor consists of a large reception area, coffee docks and meeting rooms
